Independence, Missouri Developer Seeks Incentives While Raytown School District Protests

IAS Partners, LLC has requested assistance in the form of incentives from the City of Independence, Missouri, with the help of Thomson Walker, LLC. The Developer seeks to rehabilitate the former Blue Ridge Cinema property by adding retail users, including Burlington Coat Factory.

Despite protests by the Raytown School District, the Independence City Counsel approved the Developer’s request for a Tax Increment Financing Amendment.

Crackerneck Center Community Improvement District Approved by City of Independence

On October 15, 2012, the City Council of the City of Independence, Missouri approved the creation of the Crackerneck Center Community Improvement District. The Crackerneck Center CID includes approximately 11 acres of prime real estate within Independence.  The site has available restaurant and retail pad sites; for information about available sites, please contact Rob Herman at 816.918.1585.  The Examiner provided additional details about the CID approval (“Independence City Council OKs Tax Hike for CID“).

Thomson Walker, LLC represented Crackerneck Country Club, Inc.,  the owner of the property within the CID boundaries.

Community Improvement District Petition Filed by Crackerneck Country Club in Independence, Missouri

As reported by the Examiner, Crackerneck Country Club, Inc. has filed a petition for the creation of the Crackerneck Center Community Improvement District (“Developer Seeks Special Taxing District“). The CID boundaries include Interstate 470 to the east; by U.S. 40 to the south; by Cochise Court, 46th Terrace and Bass Pro Drive to the west; and by vacant, wooded land to the north. The Independence, Missouri City Council is scheduled to review the petition at its October 1st and October 15th meetings. Thomson Walker, LLC assisted the property owner with the CID creation.

Tax Abatement Entices Xpedx to move to Edwardsville, Kansas

The City Council of the City of Edwardsville, Kansas has approved the issuance of internal revenue bonds to incent Xpedx (a unit of International Paper) to move to a new site in Edwardsville.   The internal revenue bonds would allow for a 10 year, 60% real property tax abatement on the site.  As described in the Kansas City Business Journal, Xpedx currently has a distribution facility with approximately 180 employees in Olathe, Kansas.  Thomson Walker is representing the property owner in the transaction and assisted with securing the internal revenue bonds for Xpedx.

Super TIF Approved for Antioch Crossing

On April 20, 2012, the City Council of the City of Kansas City, Missouri approved a SuperTIF for the Antioch Crossing Tax Increment Financing District spear-headed by Developer, Antioch Redevelopment Partners, LLC.  Thomson Walker, LLC represented Antioch Redevelopment Partners on both the initial Tax Increment Financing and SuperTIF Incentives. The Kansas City Business Journal highlighted the approval.
